The Rental Registration Number, or NRA, has become a key element to consider when renting a property in Spain. Proper management is important for complying with the law, advertising a property on online portals, and determining which contract should be signed with a tenant.

The Rental Registration Number is an administrative identifier or code that certifies that a property, room, or rentable unit has been registered with the authorities. Its purpose is to increase market transparency and control the supply of residential rentals.
Not all rentals require an NRA. The types of rentals required to have a Rental Registration Number are:
Seasonal rentals
Tourist rentals
Room rentals in shared apartments
Seasonal rental listings on online portals (Idealista, Fotocasa, etc.)
Until now, online platforms like Idealista or Fotocasa did not require any registration data to post listings. From now on, these platforms are required to request the NRA if you want to post a property or room under the seasonal rental model. Listings without this number will be removed.
The NRA can be requested online through the Electronic Headquarters of the Colegio de Registradores (https://sede.registradores.org/) using an Electronic Certificate, or in person at the offices of the Colegio de Registradores.

If the entire apartment is rented as a whole, only one NRA is required. If the apartment is rented by rooms, or if individual rooms are rented separately, you must apply for an NRA for each room.
Not everyone can request an NRA. To submit it, you must:

If the owner is a legal entity or company, the legal representative must request it.
Be authorized by the owner, with a signed authorization and Digital Certificate from the owner.
Have a power of attorney.
