What is it and when is it mandatory?

 

The Rental Registration Number, or NRA, has become a key element to consider when renting a property in Spain. Proper management is important for complying with the law, advertising a property on online portals, and determining which contract should be signed with a tenant.

Below you will find all the necessary information to get a clearer view of what the Rental Registration Number is, when it is mandatory, and how to apply for it.

 

What is the Rental Registration Number (NRA)?

The Rental Registration Number is an administrative identifier or code that certifies that a property, room, or rentable unit has been registered with the authorities. Its purpose is to increase market transparency and control the supply of residential rentals.

 

When is the Rental Registration Number mandatory?

Not all rentals require an NRA. The types of rentals required to have a Rental Registration Number are:

  • Seasonal rentals

  • Tourist rentals

  • Room rentals in shared apartments

  • Seasonal rental listings on online portals (Idealista, Fotocasa, etc.)

 

The Rental Registration Number and online listings

Until now, online platforms like Idealista or Fotocasa did not require any registration data to post listings. From now on, these platforms are required to request the NRA if you want to post a property or room under the seasonal rental model. Listings without this number will be removed.

How to apply for a Rental Registration Number (NRA)?

The NRA can be requested online through the Electronic Headquarters of the Colegio de Registradores (https://sede.registradores.org/) using an Electronic Certificate, or in person at the offices of the Colegio de Registradores.

To apply online:

 1.Visit the Colegio de Registradores website: https://sede.registradores.org/
 
2. Log in using a digital certificate via the top-right button “Acceso Usuario”
 
 
3. Select “Usuario Abonado” to log in. To apply for the NRA, you must have a subscribed user account for the telematic service. If you do not have one, visit https://sede.registradores.org/site/alta/alta-abonado and follow the instructions.
 
4. Once logged in, go to https://sede.registradores.org/sede/sede-corpme-web/home, click “Número de Registro de Alquiler” then “Presentación telemática.”
 
5. Select “Solicitud de nuevo Número de Registro de Alquiler” to start filling out the form

What is the difference between an NRA for an apartment and an NRA for a room?

If the entire apartment is rented as a whole, only one NRA is required. If the apartment is rented by rooms, or if individual rooms are rented separately, you must apply for an NRA for each room.

Who can request the Rental Registration Number?

Not everyone can request an NRA. To submit it, you must:

  • Be the property owner. We recommend verifying this by checking the nota simple.

  • If the owner is a legal entity or company, the legal representative must request it.

  • Be authorized by the owner, with a signed authorization and Digital Certificate from the owner.

  • Have a power of attorney.
