Admin Fee*: one month’s rent value at the time of booking + €80.
The contract registration cost will be split equally between the tenant and the company and amounts to 2% of the total rental cost. If you have any questions regarding these costs, please contact your Flat Manager.
Wi-Fi and monthly cleaning service for common areas are included free of charge (subject to availability).
Utilities are not included (water, gas, and electricity). The minimum monthly utility cost is €80.
Tenants are responsible for keeping the room and common areas in good hygienic condition.
Parties are not allowed. Florence municipal law prohibits any loud noise after 11:00 PM.
Pets are not allowed.
Smoking is prohibited in all areas of the apartment.
The contract is individual (for a couple’s contract, please contact us).
Room changes are not allowed (changing rooms requires signing a new contract).
*The Admin Fee is the amount to be paid to the company at the time of booking for a range of services and management activities carried out by the company, such as: taking responsibility for the tenant’s stay before the owner throughout the duration of the contract, management and processing costs, continuous tenant support, cleaning and maintenance management, customer service, and providing information regarding documentation required for certain bureaucratic procedures, etc.
Custom Contract cancellation policy.
Bookings may be cancelled by the tenant, taking into account the following cancellation costs:
Cancellation before the contract start date*: results in the loss of the security deposit paid at the time of booking confirmation.
Cancellation after the contract start date* and/or failure to attend check-in: the total amount paid during the booking process will not be refunded.
Early termination of the contract: a 3-month notice is required, and the tenant must find a replacement for the remaining rental period. Cancellation fee: €100. If no replacement is found, the entire deposit will be forfeited (for any doubts or further information regarding replacement conditions, please contact us).
Arrival days: our office is open from 9:00 AM to 5:00 PM on working days (Monday–Friday), and it will not be possible to arrange check-ins outside these hours, on weekends, or on public holidays. *Contract start date: this is the date on which the contract begins. It may not coincide with the check-in date or the date the tenant moves into the apartment.
